As a professional in the property management sector, you will be aware of the legal requirement for Energy Performance Certificates (EPCs) whenever buildings are constructed, sold or rented out. They provide an energy efficiency rating to potential owners or tenants. A major factor determining the market value and marketability of commercial property.
Think of them as the energy labels that household appliances such as freezers have to display. An EPC shows how energy efficient (or otherwise) a building is. It provides a rating from A to G, where A is very efficient and G is the least efficient.
The better the rating, the lower the fuel bills are likely to be. The energy performance of the building is shown as a Carbon Dioxide (CO2) based index.
In England, Wales and Northern Ireland the EPC is accompanied by a recommendation report on how to use the building more effectively.
In Scotland, no separate recommendation report is required under the Energy Performance of Buildings (Scotland) Regulations 2008. All EPCs for non-dwellings are valid for 10 years. Compliance is about more than just being the good guys. It’s about the bottom line. In an Arup poll of 100 leading property groups, 78% put a premium value on auditable green features in the property market. One in six put that premium as high as 3-4% of property value.
