The team at EPC Solution Ltd have been in the Energy Certification business for 20 years and offer the following advice to people new to energy rating and obtaining reports:1. Property owners or their agents should always use reputable energy surveyors who have professional indemnity insurance.2. Companies with property portfolios should sign a Service Level Agreement with a reputable company who have professional indemnity insurance in the case of any disputes. (middle men will not have this)3. Solicitors should always consult the national database at Landmark (www.epcregister.com ) to make sure the certificate has been registered by an Accreditation Company using the RRN (Report Reference Number )4. The UPRN (Unique Property Reference Number) is only proof that the property identity is registered; it is not proof that the certificate is valid or registered on the national database.5. Energy Surveyors should only use Accreditation Companies who offer a portal that allows them to hold completed certificates before submission to Landmark. This will give surveyors some security against none payment of surveys which is now becoming commonplace6. Until submitted to Landmark, Energy Certificates will not be published on the national database therefore cannot be used as a legal document in a property transaction.7. If companies use Panels, agents, bureau or exchanges, they may not be covered by insurance in the event of disputes on results and reports provided on certificates. |
